Energy Performance Certificates
To date energy performance and display energy certificates have had little impact, but future rising energy costs and carbon allowances may combine to encourage purchasers and potential tenants to consider energy ratings. If this happens it is likely to be at the bottom of the scale where low rated buildings might be viewed as not only aesthetically less appealing, but also more costly to inhabit. Refurbishment expenditure on improving energy performance can be very tax friendly, in the form of Enhanced Capital Allowances and also by adding insulation or upgrading double glazing which now attracts allowances.
